    Below we present issues related to the office use rules. If you can’t find something, let us know or have a look at your contract.

    WHAT CAN BE CHANGED IN YOUR OFFICE

    If you relocate to another facility, the office should be restored to its original state. Any modifications should be able to be reversed. You may hang pictures, TVs and other decorations on the walls without special permission.

    With permission of the property manager, you are allowed to:

    Place stickers on glass doors.

    Install hanging decorations (depends on mounting location).

    Paint walls and lay structural plaster, etc.

    Make changes to flooring.

    Make changes regarding floor outlets.

    Make changes to existing office equipment.

    Make changes to the intercom.

    WHAT YOU CANNOT DO

    You cannot make changes to your windows and blinds as well if the following situations arise:

    You have not obtained written permission to make the change.

    You want to make changes that cannot be undone prior to moving out.

    You want to make changes that the facility manager objects to.

    Office renovation

    A little renovation? No problem! Still, you need to get the property manager’s approval first. If renovation works are disruptive, for example noisy, they must be done after 6 p.m. or at the weekend.


    Pro tip

    Report the renovation work to the property manager by email, submitting an approval form that you can request from the property manager or security. You can begin renovation work as soon as you are granted permission.


    There is a special procedure in place for carrying out construction works in the building, including renovations and rearrangements. Below you will find its most important principles.     ORGANISING A RENOVATION STEP BY STEP

    STEP 1

    Prior to any planned renovation work, draw up an execution file and submit it to the property manager. The manager has 10 days to accept it or raise any objections. Be sure to obtain permission for the renovation in writing.


    STEP 2

    Once you have selected a contractor for the work, provide the property manager with the contractor’s contact details, staff list, work schedule and public liability as well as CAR policy.


    STEP 3

    By accepting an order to carry out work at Spektrum Tower, the contractor is simultaneously obliged to comply with a number of regulations. These include health and safety and fire safety regulations, including specifically the proper security measures for the renovation. If a contractor violates the regulations, the work will be stopped until the causes are remedied.


    STEP 4

    Be sure to provide the work contractor with the following information:

    • the established principles of access to the worksite, routes for the transport of materials, sanitary facilities, water and electricity,
    • the obligation for staff from external companies to report to the building security office in order to keep a record of their entries and exits,
    • scheduling the works so that the noisy and disruptive operations are carried out outside the working hours of the tenants, i.e. on weekdays between 6 p.m. and 8 a.m. as well as on Saturdays and Sundays,
    • clogging of escape routes, passageways, staircases, vestibules and corridors is strictly prohibited,
    • the need to provide a waste container; the location of which shall be agreed with the property manager.

    STEP 5

    Once the work has been completed, you must obtain a confirmation thereof in a final acceptance report. The acceptance of the work including the preparation of the “Protocol of final acceptance of the works” shall be carried out by the lessor or persons designated by the lessor.

    Common areas

    Freedom in your own home!. Still, not where employees of different companies meet. Apart from the examples given in the branding section, you must not display any signs, information, flags, posters, adverts etc. in common areas. This applies to windows, doors, corridors and other shared parts of the building unless you are given special permission. To get it, make sure that everything you want to put in common areas is unobtrusive and fits in with the surroundings.
